Others have a more intimate relationship with the sea: surfing and sailing, biking and running, swimming and diving along San Diego's many coastal beaches and bays. If coastal living is for you, check out the towns and neighborhoods that dot Highway 101—La Jolla, Del Mar, Solana Beach, Encinitas, Carlsbad, and Oceanside. 
 
Beyond Beach and Bay
Moving East from the coast in San Diego County is a large area that includes suburbs and rural towns in brushy valleys, mountains, and the desert. Signature blue skies and warmer, dryer temperatures, plus more moderate housing prices make it a desirable destination for many. Communities such as Vista, San Marcos and Escondido offer a variety of options from cookie-cutter housing tracks to mini-ranches and farms. Rancho Bernardo, once considered mostly a retirement community, has pockets of newer homes teaming with young families and golf course communities in addition to housing geared for the older set. Rancho Penasquitos, Carmel Mountain Ranch, and Sabre Springs form a hub around the Carmel Mountain Ranch shopping area, where conveniences and great schools abound. Scripps Ranch, with its tall and stately eucalyptus trees offers a host of upscale housing options and an easy commute for those traveling to downtown.
 
East San Diego County
Between the beaches of San Diego and mountains of Alpine lay the cities of East County "the Sunny Side of San Diego".  Whether you choose El Cajon, La Mesa, Lemon Grove, Santee or Alpine the beauty of East County shines through with clear skies and warmer temperatures.
Golf, hiking, paragliding, biking, fishing or climbing the high desert of East County with its emphasis on eco-tourism offers a world of family entertainment.  World-class resorts and Las Vegas style casinos, and the Pacific Ocean just 20 minutes away, plus affordable housing options make East County a desirable destination for many.
In And Around Downtown
Ask anyone who lives or works in Downtown and they'll say that there's always something happening. Parades, festivals, concerts, farmers markets, theater performances, ballgames, wine tastings, and ice skating are just a part of the daily landscape. There's no end to interesting and enjoyable activities, and everything is right there. Whether you choose to live in a loft or high-rise condo in the inner city, or to venture out just a bit into the surrounding yet city-close neighborhoods, if the urban experience is for you, this section will appeal to all of your senses. Inner city enthusiasts will likely go for housing in the Ballpark, Columbia, Core Central, Cortez Hill, Gaslamp, and Little Italy areas. If a close-in, yet not directly in the heart of Downtown are what you are after, the Golden Hill, Banker’s Hill, Hillcrest, Mission Hills, Old Town, and North Park may satisfy.
Looking for a neighborhood that’s central, but just not Downtown? The burbs of Point Loma, Tierrasanta, Mission Valley, Mission Hills, North Park, Sorrento Mesa, San Carlos, Del Cerro, College & Talmadge, Kensington, and Normal Heights may be more your style. There’s so much to choose from close around town, from quaint homes built in the early 1900’s to the newest skyscrapers with dramatic views of the Pacific Ocean.

South Toward the Border
The South Bay region of San Diego County is bounded by Downtown San Diego to the north, the Pacific Ocean to the west, the international border with Mexico to the south, and the Otay Lakes to the east. The largest city in this area is Chula Vista, which is the second largest in the county behind San Diego, and is home to the Olympic Training Center.  South San Diego also includes the communities of Egger Highlands, Nestor, Ocean Crest, Otay Mesa, Otay Mesa West, San Ysidro and the Tijuana River Valley. There are many redevelopment projects taking place in South San Diego, including the redevelopment of 7th and 9th street on Palm Avenue in Imperial Beach.  The South Bay area experienced a huge surge of growth in the early 2000’s when the demand for inexpensive housing resulted in the explosive development of housing tracts clear to the border. Today, in a softened real estate market, some of the best bargains can be found in the South Bay.
